The Lawns is set at the front of the Manor House south facing no one above or below you itthe patio is also for your use it is gated with table and chairs bbq and sun beds the patio leads off from the lounge all on one level.  The Lawns  has a double and twin bedroom to sleep up to 4 people.

The farmhouse has extensive facilities to make your stay special. There are two large lounges complete with large flatscreen TV's, Sky & DVD players. One has comfy leather sofas, a wide screen TV, stripped floors and overlooks the garden.  The second is ideal for entertaining; its French doors lead out onto the patio and barbeque area which has stunning views down the valley to the Atlantic Ocean. Additionally, there is the snug, which can either be a private sitting room for the double bedroom above with private staircase located in the Annex or serve as an additional lounge.

We also specialise in hosting stag and hen groups especially out of season, we can cater for groups of upto 12 at Court Farm Farmhouse or up to 17 at Northcott.  It really is the perfect venue for a hen or stag weekend as it is set away from other residential properties and simply an excellent location to chill out and the stunning Northcott beach being only half a mile away.

There are a number of good walking trails right from your doorstep. One such route leads to 'Kelston Round Hill,' which treats you to panoramic vistas of Bath and Bristol. The farm is also conveniently situated along the Cotswold Way, allowing for further exploration of this Area of Outstanding Natural Beauty.

Within a mere ten-minute stroll to the village, you'll find 'The Old Crown Inn,' a traditional West Country pub. Here, you can savour reasonably priced, delectable meals and an impressive selection of beverages, including local real ales and cider.

If you are an ardent walker (with or without a dog) you hardly need to use the car. Tubbs delight is a Walkers are welcome property with a drying area for wet muddy clothes and shoes, a washing machine and dryer, an outside tap for cleaning and a jacuzzi for relaxing those aching limbs.

Tubbs Delight is an eco sustainable home with cavity wall insulation, heat recovery system, PV and Solar hot water. I am working towards a carbon zero holiday home.

Sleeps 4 adults 2 children (3 Bedrooms) Or 5/6 adults and 2 children if using sofa bed. There is also a full sized pine cot with changing mat, highchair and stool for babies/toddlers.

The 3 bedrooms comprise of the Master bedroom with double bed, dressing table and pine wardrobe, Bedroom 2 with twin beds, pine wardrobe, fully length mirror and a cot, Bedroom 3 with bunk beds (best suited for children) and views of the garden and countryside.

The modern bathroom has a simple stylish white suite with a shower over the bath, shaver point, mirror with internal lights, bathroom cabinet and pine flooring. There is also a separate toilet.

The kitchen/dining room has a Dual fan assisted oven, electric ceramic Hob, Microwave, toaster, fridge with freezer compartment, and coffee maker. The table seats 8 people.

The utility room/garage houses the freezer, washing machine and dryer. Also there are bucket and spades for use by adults or children.

The lounge is a sun-drenched room with patio doors opening directly onto the decking and garden. There are two comfortable sofas (one is a sofa bed), an armchair, coffee tables, a Smart 3D TV and DVD player. There is also an open fireplace for coal and/or wood. The open fireplace is great in Winter. Games, books and tourist information can also be found in the lounge.

The terraced south-facing enclosed garden is a sun-trap year round. You will hear the sounds of birds singing, and will see cows and sheep grazing. On winter days you can clearly see Dartmoor. With a grass lawn for playing games or lounging, and shade under the large umbrella on the patio for enjoying cool drinks, the garden makes a lovely alternative to the beach. Later in the evening, enjoy sunset dining at the alfresco table and chairs, and the outdoor BBQ.
